What is a short-term let?
A short-term let is usually described as the letting of a property for less than 6 months. With Checked Inn, we let our properties out in periods of weeks, which is much more flexible than any tenancy agreement, irrespective of its length.
Our minimum length of occupancy is 12 weeks, but you can choose to stay for as many weeks beyond this as you need. There is no maximum length of occupancy.
What is a licence to occupy?
At Checked Inn, we offer flexible licences to occupy as opposed to tenancy agreements. The terms are much more flexible, allowing you to extend and shorten your occupancy as necessary. We understand that in a fast-moving world, plans and projects can change, therefore our licence agreements have been designed to give you flexibility over your accommodation.
What fees do I need to pay?
What is included in the cost?
All Checked Inn’s properties come fully furnished and fully equipped, with all bills included. This includes everything you need to live, down to providing two sets of bed linen per bed, towels, kitchen utensils, crockery, cutlery, and glassware.
The fee you pay covers all of the following: rent, council tax, water, electricity and gas bills, unlimited Wi-Fi & TV licence with nothing additional to pay.
Fees are paid in advance every 4 weeks.
What is the cancellation policy?
Our licence agreements can be cancelled at any point by providing 4 weeks’ notice. Should a cancellation bring the total length of stay lower than the 12 week minimum threshold, then a £1 per night cancellation fee will be payable for each night below the minimum.
What is your minimum occupancy?
How do I book?
Checked Inn accepts bookings via telephone or email and our office is open 7 days a week. Once we are aware of your accommodation requirements, desired start date and for how long you require accommodation in Cambridge, our team will provide personalised options and outline the prices. Once a selection of our mid-term, fully furnished, all–bills-included apartments is made, we will provide a licence to occupy to cover the period. This document needs signing, along with the provision of photo ID. Four weeks rental fees and a £500 deposit are required prior to keys being handed over.
Can I bring pets?

Is parking available and how much does it cost?

What payment methods are accepted?
We accept payment via Bank Transfer or via all major credit and debit cards (Visa, Mastercard, Amex).
Who do I contact for support during my stay?
Our dedicated team of property managers can be contacted via telephone during office hours on +44(0)1223 423334, or via email at enquiries@checked-inn.com. Once in-house, a 24/7 number will also be provided for emergencies.
Can I book the property for someone else?
Bookings can be made on behalf of other people, providing the occupant is over the age of 18, for example, students who may be studying in Cambridge and need accommodation. In these cases, we may ask for the guarantor to be named on the licence to occupy.

Our simple licence to occupy agreements make short-term lets with us hassle-free. Each property can be lived in from a minimum of 12 weeks onwards. There are no lengthy credit checks, reference requirements, inventory checks or hidden agency fees.
The terms of our licence agreements are flexible, giving you the ability to extend or shorten the time you need in the property to suit you. We don’t tie you into extended terms or charge any hidden check-out or renewal fees.
